Grease Trap Cleaning

How Often Should You Clean Your Water Tank in the UAE?

In the UAE, almost every building stores its water in a tank before it reaches the tap. That stored water sits in heat, and over time sediment, scale and biofilm build up inside the tank. Cleaning it on the right schedule is not optional housekeeping — it is what keeps your water safe to use. Here is how often it needs to happen and why.

The general guideline: at least every six months

Dubai Municipality recommends that domestic water storage tanks be cleaned and disinfected at least once every six months. Many building managers treat twice a year as the minimum and clean more often where usage is high or where past inspections have found problems. The six-month interval exists because that is roughly how long it takes for sediment and microbial growth to reach levels that affect water quality in the UAE’s climate.

Why tanks need cleaning so regularly here

  • Heat. High ambient temperatures warm stored water, and warm water encourages bacterial growth far faster than cool water.
  • Sediment. Fine particles settle out of the water and form a layer of sludge at the bottom of the tank that ordinary flushing never removes.
  • Biofilm. A thin slimy film of microorganisms forms on the tank walls and must be physically scrubbed away, then disinfected.
  • Dust and ingress. Poorly sealed tanks let in dust, insects and debris, all of which degrade water quality.

What happens if you leave it too long

Skip cleaning and the consequences show up at the tap: discoloured or cloudy water, an unpleasant taste or smell, and a real risk of harmful bacteria. Sediment build-up also clogs pumps, valves and filters, leading to maintenance costs that dwarf the price of routine tank cleaning. For any building serving food, accommodation or the public, unclean water storage is also a compliance and reputation problem.

Situations that call for cleaning sooner

  • After any plumbing work or repair on the tank or supply line
  • If you notice a change in water colour, taste or smell
  • After the tank has been left unused for an extended period
  • Following any contamination or ingress of dust, insects or debris

How professional water tank cleaning works

A proper clean is more than a rinse. The tank is drained, all sludge and sediment removed, the walls and base scrubbed to remove biofilm, then the tank is disinfected (usually with a controlled chlorine solution), rinsed and refilled. A thorough service leaves the tank clean and sanitised — both steps matter. You can read more about the difference in our guide to water tank cleaning vs disinfection.

Frequently asked questions

Is six months a strict legal deadline?

Six months is the recommended minimum interval for domestic tanks. Buildings with high usage, food operations or public access often clean more frequently. The principle is simple: clean before water quality is affected, not after.

Can I clean my water tank myself?

Small tanks can be cleaned manually, but doing it safely and disinfecting correctly is harder than it looks — and working inside a tank is a confined-space risk. Professional teams have the equipment and disinfectants to do it properly and safely.
